By accessing or using the Site, making a reservation, purchasing any services, or opting into communications (including SMS), you agree to be bound by these Terms of Service (“Terms”) and our Privacy Policy.
If you do not agree, you must not use the Site or our services.
We may update these Terms at any time. Continued use of the Site constitutes acceptance of any changes.
2. Eligibility
You must be at least 18 years old and legally capable of entering into binding agreements under applicable Canadian law to use this Site, make a reservation, or participate in our SMS program.

You agree to:

- Authorize us (or our payment processor) to charge the full amount due
Failure of payment may result in cancellation of your booking.
5. Cancellations, Modifications, and Refunds
Each reservation is subject to a specific cancellation policy, which will be shown at the time of booking.
- Some bookings may be non-refundable, except where required by applicable law
- Others may allow cancellation within a defined window
You are responsible for reviewing and understanding the applicable policy before completing your booking.
We are not responsible for:
- Missed travel
- Delays
- Failure to check in within required timeframes
Nothing in this section limits any non-waivable rights under applicable Canadian consumer protection laws.
6. Guest Responsibilities and Conduct
By booking or staying at a property, you agree to:
- Follow all house rules, property policies, and applicable laws
- Respect property, staff, and other guests
- Not engage in illegal, disruptive, or unsafe behavior
You are responsible for:
- Any damage caused by you or your guests
- Additional fees (cleaning, repairs, penalties)
We reserve the right to:
- Cancel bookings
- Remove guests from properties
without refund where permitted by law if these terms are violated.
7. Third-Party Services
Some services may be provided by third parties (e.g., hotels, hosts, tour operators).
We do not control and are not responsible for:
- The quality, safety, or legality of third-party services
- Errors in descriptions or availability
- Acts, omissions, or policies of third parties
Your relationship with third-party providers is solely between you and them.
8. Travel Risks and Disruptions
Travel involves inherent risks. We are not responsible for disruptions including:
- Weather events
- Natural disasters
- Government restrictions or travel advisories
- Transportation delays or cancellations
- Public health events
You are strongly encouraged to obtain travel insurance.
9. Intellectual Property
All content on the Site—including text, images, branding, and design—is owned by or licensed to us and protected by Canadian and international intellectual property laws.
You may not:
- Copy, reproduce, distribute, or exploit content
without prior written permission.
10. User Content
If you submit reviews, photos, or other content:
- You grant us a worldwide, royalty-free, perpetual license to use, display, and distribute that content
- You confirm you have the rights to submit it
We may remove content at our discretion.22

to any text message. After doing so, you will no longer receive SMS communications unless you opt in again.

THE SITE AND ALL SERVICES ARE PROVIDED “AS IS” AND “AS AVAILABLE,” TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW.
WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING:
- MERCHANTABILITY
- FITNESS FOR A PARTICULAR PURPOSE
- NON-INFRINGEMENT

- Accuracy of listings or content
- Error-free operation
Some jurisdictions in Canada may not allow certain disclaimers, so these limitations may not apply to you.
14. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW:
WE SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, OR SPECIAL DAMAGES, INCLUDING:
- Loss of revenue or profits
- Travel disruptions
- Personal inconvenience
- Property damage or loss
OUR TOTAL LIABILITY SHALL NOT EXCEED THE AMOUNT PAID BY YOU FOR THE BOOKING IN QUESTION.
Nothing in this section limits liability that cannot be excluded under applicable law.

If you create an account:

18. Governing Law and Dispute Resolution
These Terms shall be governed by and construed in accordance with the laws of the Province of British Columbia and the federal laws of Canada applicable therein.
Any disputes shall be subject to the exclusive jurisdiction of the courts located in British Columbia, Canada, unless otherwise required by applicable law.
19. Force Majeure
We are not liable for failure or delay due to events beyond our reasonable control, including:
- Natural disasters
- War
- Government actions
- Labour disputes
- Infrastructure failures
20. Severability
If any provision is found unenforceable, the remaining provisions shall remain in full force and effect.
